November 2026 BTO: Curtains to Plan Before the HFE Deadline

If you are aiming at the November 2026 Build-to-Order exercise, the paperwork clock is louder than the renovation clock right now. After the National Day Rally on 23 August 2026, MND and HDB moved the next BTO sales exercise from October to November and asked buyers who want to ballot to apply for an HDB Flat Eligibility (HFE) letter early and submit all required supporting documents by 25 September 2026 (CNA report of the MND–HDB joint release).

That is not a haze story, not a PSLE desk story, and not a warm-monsoon sleep story. Those are already live. This one is for households locking HFE documents this month and thinking ahead to day-one privacy, bedroom blackout, and balcony openings when keys finally arrive.

What changed on the calendar

From Monday 24 August 2026, revised income ceilings apply to eligible families applying for an HFE letter: BTO monthly household income ceiling rises from S$14,000 to S$16,000; executive condominiums from S$16,000 to S$18,000; eligible singles aged 35 and above from S$7,000 to S$8,000 (CNA report of the MND–HDB joint release).

November’s exercise is set to offer about 7,960 flats across Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun, plus community care apartments in Toa Payoh. Project classification and booking details will land at launch. Your job before 25 September is simpler: get the HFE application and every supporting document in, then stop guessing curtain lengths from a sales brochure floor plan.

Why curtains belong on the HFE checklist (without buying fabric yet)

An HFE letter is about eligibility, grants, and loan quantum - not fabric. Still, the same households who scramble for Singpass uploads often scramble later for corridor privacy the week keys land. A short plan now saves a panic WhatsApp later.

Map the rooms, not the quote. Living room vs master bedroom vs study need different cloth. Day privacy facing a common corridor is not the same problem as sleep darkness after shift work.

Expect two stages. Many BTO buyers fit soft day sheers first for privacy while renovation dust settles, then add night blackout once paint and flooring are done. See BTO curtains.

Do not order from floor-plan widths. HDB casements have deep reveals, uneven plaster, and AC ledges that steal track space. On-site measuring catches those before fabric is cut.

Day-night layering once keys arrive

Once keys land, a day-night pair on a coordinated track is the usual living-room and bedroom spec: sheer or light-filter for daytime privacy, blackout for sleep. See day night curtains.
